Position Summary:

Provide full estimating and preconstruction services from concept thru bidding. The goal for the Sr. Estimator is to understand, lead, and be responsible for all aspects of the preconstruction process on our largest and most complex projects. 

 Duties and Responsibilities:

 

  1. Proactively coordinate the preconstruction process to provide accurate costs, constructability, and scheduling information to the client and HCS Team.
  2. Responsible for coordinating Owner/Architect/Contractor preconstruction meetings.
  3. Build and nurture strategic relationships with key design partners, subcontractor partners, project developers, owners, & architects.
  4. Get to know the client. Understand the client's needs and accurately reflect those needs in all budgets and related documentation.
  5. Participate in formal business development presentations to demonstrate the value of preconstruction services to potential clients.
  6. Provide risk analysis of project and review with management.
  7. Mitigate project risks through awareness and controls.
  8. Fill in design gaps with assumptions as required that align with the architectural intent of the project and the client's expectations.
  9. Effectively manage multiple projects concurrently.
  10. Prepare estimate deliverables and presentation books for clients during various states of the preconstruction process.
  11. Prepare project clarifications and budget assumptions for submission to client.
  12. Develop and organize Timberline estimate, include all take-off, pricing, general conditions, and all other items to develop a complete and accurate estimate.
  13. Organize and assemble the transition between the Preconstruction Team and Operations.
  14. Take part in the assembly and maintenance of project cost history records.
  15. Follow up on due diligence issues including permits, financing, and regulatory approvals.
  16. Review proposal specifications and drawings. Lead pre-bid meetings, etc. to determine scope of work and required contents of estimate.
  17. Review design options and recommend best solution based on cost, engineering quality, or availability of materials.
  18. Demonstrate HCS culture for maximum customer satisfaction and team performance.
  19. Assist in the development and advancement of estimators, project engineers, and interns.
  20. Other duties as assigned by Director of Preconstruction.

 

Essential Knowledge, Skills and Abilities:

  1. Minimum of 10 years of experience in the construction industry working for a General Contractor.
  2. BS in construction management, civil engineering or related area preferred. 
  3. Strong computer skills, including proficiency in Microsoft Office applications.  Experience with Timberline, Microsoft Project, AutoCad, Revit, Ag-Tek, Bluebeam, On-Screen Take-Off preferred.
  4. Extensive knowledge of company procedures, estimating techniques, all engineering disciplines, cost control systems, and accounts required.
  5. Advanced math and computer skills.
  6. Strong leadership skills with ability to organize, utilize and motivate team members to meet goals.  Must possess strategic thinking & planning skills.
  7. Act with integrity and show support for the company and its culture & values.
  8. Strong interpersonal, verbal, and written communication and facilitation / presentation skills with the ability to build rapport with all employee's, management, and clients.
  9. Estimating experience and familiarity with projects in the commercial, multi-family, senior living, retail, healthcare, light industrial, educational, and recreational markets.
  10. Proven conceptual estimating, quantitative take off and labor and material pricing skills and experience estimating all divisions of commercial construction.

Physical demands and working conditions:

The physical demands for an employee to successfully perform the essential functions of the Estimator include the ability to lift and/or move items of various sizes and weights, and move safely about an office and a jobsite environment during all phases of construction, which may require the Estimator to climb, balance, stoop, kneel, crouch, crawl or otherwise move safely through small/enclosed spaces.

 The working conditions of the Estimator are generally in an office environment but will occasionally involve activities on jobsites and at client meetings.  The Estimator may occasionally be exposed to extreme noises and temperatures/weather, hazardous materials, gases/fumes, asbestos, carcinogens and space restrictions.
